BUILDING STANDARDS

The purpose of these building standards is to assure a development of quality and well maintained homes, but still affordable to a greatest range of potential purchasers. The developers desire for THE LAKES AT SHUYLER RIDGE to be a subdivision where buyers desire to purchase homes and where homeowners are proud to live now and for years to come. It is required that the Architectural Committee approves all plans and elevations prior to commencement of construction.

  1. Minimum square footage in living area.
    1. Ranch or split-level style --- 1350.
    2. Two-story--- 1,000 1st floor, 1,800 total.
  2. Exterior
    1. It is recommended that most the homes be bricked. At the sole discretion of the architectural committee, other approved materials may be used. It is expected that areas that are difficult to brick such as cantilever or boxed areas, bay windows, dormers, areas above garage doors, and gable ends may use other approved materials. Consideration will be given to using other approved materials for basements, two story, and split-level homes.
    2. Other approved materials:
      1. Stone and cultured stone.
      2. Stucco or exterior insulation system. No masonite stucco board.
      3. Masonite/Hardboard-shall be prefinished.
      4. Cedar or redwood.
      5. Vertical grooved Vinyl Siding.
  3. Roofing
    1. Composition roofs shall be of laminated architectural design. 3- tab shingles are not approved.
    2. Cedar shake or tile roofs are acceptable.
    3. Pitch shall be 8/12 or better.
  4. Additional exterior requirements
    1. Driveways to be concrete
    2. Mailbox to be standard design.
    3. Fences shall be of shadow box design, not to exceed 72” in height.
    4. Landscaping-front and sides to be sod, sprinkler system is highly recommended. Appropriate landscaping shall be planted along front of house with creek gravel, mulch, or other approved materials. Two 8-10 foot trees shall be planted in the front yard.
  5. Home Owners Association
    1. Dues shall be paid annually on the 1st day of January.
    2. Initial annual assessment shall not be more than $350.00 per lot.
